We require 1.5× monthly rent as a security deposit. Most companies don’t.
The standard in Texas is one month’s rent. That extra half-month is a real buffer between a problem tenant and your out-of-pocket costs, and it screens out financially marginal applicants before they sign — fewer late payments, fewer evictions. Most Austin managers skip it. We do it anyway.
