We Require 1.5× Monthly Rent as a Security Deposit. Most Companies Don’t.
The standard in Texas is one month’s rent. We require one and a half. That extra half-month creates a meaningful financial buffer between a problem tenant and your out-of-pocket costs — covering partial-month rent gaps, cleaning beyond normal wear, and minor damage that would otherwise come straight out of your pocket. Higher deposit standards also screen out financially marginal applicants before they sign, which means fewer late payments, fewer evictions, and better long-term tenancy.
